This project proposes the demolition, remediation, and replacement of an existing 2-story building consisting of a salon, laundromat, and (8) residential units situated above highly toxic soil. The newly constructed building is a 5-story mixed-use building composed of a type 1a - concrete podium with type v - wood frame construction above. This building being located in a transit served area will contain zero parking spaces and carry transform’s greentrip certification. The elimination of automobile parking preserves ground floor space for an attractive lobby, commercial storefront, south-facing multipurpose room, and (40) bike parking storage area. The upper floors accommodate exterior circulation between (28) residential studio units and (8) one bedroom units, creating a net gain of 28 residential units on site. The 8 one bedroom units will be re-constructed in proposed.
Outdoor gardens provide informal gathering spaces at the ground floor, podium floor, and roof garden. The roof garden features an outdoor kitchen, custom planters, a photovoltaic solar canopy, and views of the San francisco bay. Custom terra cotta panels wrap the north and northwest façade offering a warm contemporary university ave streetscape. Meanwhile, artwork and living walls carry beauty throughout the building and outdoor spaces. The building will also incorporate the most appropriate sustainable technologies to reduce energy and water consumption creating a more comfortable and healthy environment for its occupants.
